PierMagic completed this basement waterproofing project for a customer in a town outside of Kansas City - Leavenworth, Kansas. The homeowner communicated their issue to our team: continual basement water leakage anytime it rains. The homeowner has experienced water issues in their home for years and wants a resolution done right the first time. The home was built on a stone foundation in the 1940's. The nearly 90 year home has encountered water issues that continue to worsen beyond normal settlement, resulting in a request for a free estimate from PierMagic.

In addition to the waterproofing issues, the home's south side wall was bowing inward, which is an indicator that a foundation problem exists. Our crew arrived onsite for a free estimate to assess the situation and provide the most effective solution.

Addressing Water in the Basement

The team at PierMagic Foundation Specialists performed a basement waterproofing free assessment to determine an effective solution. It was determined that the home needed a multi-faceted solution, including waterproofing, drainage solutions, and foundation piering. The team began the project by excavating the entire foundation wall and installing HLM 5000 and a MEL-DRAIN 5035-B foundation system. The team also installed a drainage system and a sump pump with a battery back up.

The Solution

The results of the multi-dimensional solution is a dry and stable basement and foundation. The homeowners have had a drainage solution in place, so PierMagic installed a drain tile and a sump pump with a battery back up. This immediately eased the water issue, and adds in protective layer against the rainfall. In addition, the PierMagic team took the time and attention to redirect the gutter downspouts to send water away from the home. Lastly, the purpose of the steel piers were to ensure the foundation wall will never bow again. This reassures the homeowner that the integrity of the foundation and piers can withstand another nine decades.

"My house was built in 1940. A Sears/Roebuck spec home with native stone foundation and NO footing. My basement leaked in all directions. The south wall began to bow inwards and that was the last straw, it had to be fixed. A good friend of mine used PierMagic a number of years back and was very satisfied so I gave them a call. Within a few days Mike Lowrey arrived and began a full assessment of my basement. Mikes a heck of a great guy and very experienced at foundation problems so I felt very confident in his proposal. So a plan was made and work was scheduled. On the scheduled date, Rene and the work crew arrived and the digging began. My whole foundation from top to bottom was excavated around the entire house. Waterproofing was HAND APPLIED and then atop that a waterproof membrane wrapped the entire foundation. A drain tile was laid - never had one before - and outside sump pump was installed, gutter downspouts were re-routed away from the house and then all was completed filled from top to bottom with half inch gravel and then fill dirt covered it all. Steel piers were placed where the wall bowed in the basement, that wall will never move again. As you can see, this was a major job indeed, but with Mike's knowledge and Rene and the crew's dedication, the job was completed.
