Before the foundation repair estimate process even begins, homeowners and commercial business owners have already determined that they need professional advice on their foundation. They've identified one or more of the following warning signs that signal foundation problems, and are seeking expertise for repair solutions. Some of the warning signs probably include: 

 

  • Exterior Cracks (exterior or interior)

 

EXTERIOR: Fine, small cracks along the exterior walls or steps are typically harmless and standard foundation settling.  However, larger zig-zag cracks can mean something more serious, and require a professional to  examine the situation before the damage worsens. 


INTERIOR: The interior of your basement should be reviewed by the foundation company to see if you have cracks zig-zagging or running vertically. 


 

  • Uneven Doors/Doors Not Closing

 

If the floor is elevated to a point of more than 1 or 2 inches every 15 feet, it's time to review the foundation. If a homeowner notices the exterior wall pulling away from the home, you should contact a reputable foundation company immediately. If this isn't addressed, the wall could collapse or cause severe issues.

We'll let you in on a little secret... not all estimates are comparable in an apples-to-apples sense. In fact, one estimate may look far more appealing because of a lower price, but it may be lacking a warranty, add-ons, piering, etc. that the other estimates include. It's imperative to really dig into all estimates and have a company salesperson or estimator who is willing to answer your questions. So, let's go ahead and highlight some things to look for when comparing foundation repair estimates

Understanding What to Look for When Comparing Foundation Repair Estimates


Do you understand all of the repairs mentioned in the estimate? If not, speak up and ask exactly what is covered in each. Be sure to get the specifics in writing. If you make any changes or additions to your estimate spoken about verbally, be sure you transcribe that into an email so it is tracked. Keeping accurate record can save you headaches and money issues down the road if your contractor disputes a conversation you two had. 


What are the terms of the warranties being offered? Does lifetime warranty really mean for LIFE? Be sure you ask questions, clarify terminology, and understand the cost for an extended warranty to determine if it is worth the added cost. 


Timeline ... is the foundation company sending you an estimate and ready to begin the work the next day? That is probably a red flag, as so many foundation companies currently have backlogs for months and months. Ask each foundation repair company to provide a timeline of the work and compare each. Is one taking double the amount of time for the same amount of money? Again, ask questions. 


References . Yep... if a foundation repair company is not willing to provide a list of reference, red flag. Period. You should be able to call a few of the past customers and ask candid questions about their experience with the company.  Also, head to Google for some reviews... actually read through some of them to get a glimpse of the customer service and feedback. 


Insured . Ask if the company is insured and bonded.... you don't want to be in a situation with a shady contractor that begins on your work and bails with all of your money. Or, having a contractor complete the work in a sub-par manner with no recourse. 


Experience. Like anything else, experience is key. Is the business brand new with inexperienced employees... first timers repairing foundations? Typically you want to look at foundation repair companies with a solid base of five years in business.
