Choosing a Foundation Repair Company in Kansas City

So you’ve noticed some signs of foundation damage in your home. Some of those signs could include:

  • Sticking doors or windows
  • Cracks in the walls
  • Porch or patio pulled away from the foundation
  • Cracks in the exterior foundation

Your home is settling, but what's normal and what needs repairs? As a homeowner, you are usually always doing something for your home. One big question and consideration is... just who do you call to get an honest repair quote? At PierMagic, we want to make sure you don’t get taken advantage of by unscrupulous foundation repair companies. Sad to say, there are many unexperienced foundation repair companies out there trying to make a quick buck and not standing behind their work. Many are nationally owned and not familiar with the Midwest soil and how it impacts your home's foundation. Here are some good tips to avoid becoming a victim of foundation repair scam artists.

“About half the houses built every year in the U.S. are founded on expansive clays. Half of those will eventually show some distress. Of the houses with expansive clay problems, chances are 1 in 5 that the house will become seriously affected.” –Richard Handy, PhD.

Determining if your home has foundation issues

Many foundation repair companies will offer free assessments to outline exactly the issues and timeline in which the repairs should be completed. PierMagic Foundation Specialists performs many free estimates weekly and would be happy to add yours to the list.

Ask for Referrals from Other Customers Who Have Had Foundation Repair

Always ask for referrals. Any company who does respectable work will have no problem giving you two or three referrals. The same can be said about those not willing to provide referrals... RED FLAGS. Call the referrals the foundation repair company offers. Talk to the actual homeowners who had the foundation work done. Here are a few questions to consider asking the homeowner:

  • How long did the process take - from the time you submitted a quote to the time the work was completed?
  • What work did you have completed?
  • Did you find the pricing competitive and fair?
  • How was the communication throughout the project?
  • Would you recommend them?

Overall, ask about the quality of the work, the timeliness, the price. Homeowners are usually more than happy to help a fellow homeowner out.

Gather Information About the Foundation Repair Company(s)

Do your homework on local foundation repair companies. The Internet is full of great information about the companies, so take advantage of that. Go to their website and also Google topics like “Foundation repair companies in (fill in your town)” and “Problems with foundation repair companies in (your town)”.  Google reviews are huge. Check out the profile of each company.

Don't Pay Upfront

Don’t agree to pay any upfront fees. Reputable companies will not expect payment until delivery of goods has begun and usually final payment after the work has been completed to the customer’s satisfaction. If you pay them everything up front, you have nothing to negotiate with later if you are not happy with the work performed.

Look for Longevity in the Foundation Repair Business

Ask how long the company has been in business under its current name. Shady companies will change names to be able to keep repeating the same shoddy work. This is sadly a common business tactic for companies that are not experienced and overpriced. If a company has only been in business a year or less, check into them even more closely just to make sure they are legitimate and trustworthy.

For the record, PierMagic has been in the foundation repair business since 2007 as PierMagic Foundation Solutions. We can assess your damage but will not be offended if you choose to get a second opinion. We happily give referrals to all of our customers. Look us up on the Internet and we think you’ll be very satisfied with what you find.
